Tenants of flats form a management company to which each tenant subscribes for shares and as equal shareholders appoint a board of directors to manage the block in respect of common parts such as gardens, security and lighting. Such companies require annual accounts to be filed with Companies House and sometimes with the Inland Revenue and also to provide each tenant with a certificate under the Landlord and Tenant Act.
